Overview

British Land are the largest commercial property owner in the UK with whom we have a strong ongoing relationship.  Since 2015, they have entrusted us to meet their signage requirements and we in turn have developed and implemented wayfinding in many of the sites within their portfolio of highquality commercial property across the country.   

One of our latest projects, the modernisation of  Teesside Retail Park, saw us collaborate again with Key Property Solutions  to design, manufacture and install a suite of bespoke signage, including Slimline Digital Totems, Parking Accessible Totems, Parent & Child Parking Totems and Electric Charging Totems, whose style gives nod to the importance of the steel industry in the local area.

Dynamic Wayfinding

We created an outdoor digital solution where they could remove their reliance on paper maps. Integrating static maps with dynamic information, changeable tenants and features being the key requirements. 

British Land also wanted to be able to remotely update the maps when retailers changed location whilst enhancing the pedestrian journey in and around the park. Additionally, they wanted to upsell advertising and promotional spaces on the screens as part of tenant contract and in doing so, provide a more immersive shopping experience for customers.

Materials

Straight from the initial planning stages, this venture challenged us to use materials which were aesthetically in keeping with the local landscape whilst remaining functional and robust enough for outdoor use. Our supply chain provides us with a vast array of material options and in this case we used a Corten look decoral coating to achieve a weathered steel appearance, without the disadvantages of using actual Corten which can discolour and flake This material choice not only alluded to the old steel industry of Teesside and the surrounding areas, but also created a modern and vibrant space.

Digital Specification

The digital signage involved complex design, integrating IP rated screens, control equipment and suitable ventilation. The screens had to be capable of delivering high contrast content as well as excellent image quality. An ambient light sensor was used to continually sample light levels and screen brightness is automatically adjusted to ensure comfortable viewing at all times. Vandalproof glass optically bonded directly to the LCD alleviates back-of-glass reflection whilst also giving the displays excellent protection against physical damage. With built-in diagnostics, thermal management and remote control, our solutions provide standalone operation of the displays with no additional monitoring or ancillary cooling systems required.  The double sided totems contained two backtoback 32-inch PCAP touch screens, a commercial player to power the screen, and is specifically designed in accordance with British Land guidelines.
